HCL senior vice president, Sanjay Gupta, has made it clear that they’re in Lucknow to stay. “We believe the city has tremendous untapped potential. With job offers like these the educated youth of the region will not feel the need to migrate to bigger cities,” adds Mr Gupta. With the influx of professionals, there will be a huge need for real estate properties for office space and residential complexes for professionals.
The recent changes in the real estate sector are some of the reasons that contribute to the infrastructural boost in Lucknow. The Real Estate Regulation Act, or RERA in short, will streamline the property business in Uttar Pradesh. Noida and other parts of the NCR are now saturated with realty projects. Builders will naturally move to new locations where their projects will get profitable attention and infrastructural support. Lucknow happens to be one of those cities where the majority of people are not employed in the agrarian sector. With GST in the scene, there will be a slight reduction in property prices as the prices of raw materials fall.
However, maintaining order and ethics will be a little hard as UPRERA is flooded by complaints from real estate customers who have been cheated. Luckily an interim panel has been established that will address the issues rapidly. More than 900 builders including DLF, Parsvnath, Imperia Structures, and Amrapali have registered their projects with UPRERA, suggesting a huge change in the Lucknow real estate forum.
